This Indenture made the twelfth Day of October Anno Domini One thousand Seven hundred Seventy Six Between John Mohler of Cocalico Township in the County of Lancaster and Province of Pennsylvania Yeoman of the one part and John Landis Surviving Executor of the last will and Testament of Henry Mohler (the elder) late of the said Township County and Province aforesaid Yeoman deceased of the other Part Whereas the said John Mohler in and by thirteen certain Obligations or writings Obligatory under his hand & Seal bearing date the first Day of August 1776 standeth bound unto the said John Landis in the Sum of Seven hundred and thirty six Pounds lawful Money of Pennsylvania conditioned for the payment of Three hundred and Sixty eight Pounds lawful Money aforesaid the Sum of Twenty Five Pounds thereof due on the first Day of May 1777 and the Sum of Twenty five pounds thereof on the first Day of May 1778 and the Sum of Twenty five Pounds thence on the first day of May 1779 and the Sum of Twenty five Pounds thence on the first Day of May 1780 and then eight succeeding Years the Sum of Thirty Pounds thence on the first Day of May in each year, and the remainder thereof Twenty eight Pounds on the first Day of May 1789 as in and by the said Obligations and Conditions thereof relation being thereunto had more fully and at large appears Now This Indenture Witnesseth that the said John Mohler for an in Consideration of the aforesaid Debt or Sum of three hundred and Sixty eight Pounds and for the better securing the payment thereof unto the said John Landis his Heirs Executors & Administrators and Assigns in discharge of the said recited Obligation and in Consideration of the further Sum of Five Shillings by the said John Landis to the said John Mohler in hand paid at the ensealing and delivery of these presents, the Receipt whereof is hereby acknowledged Hath granted bargained Sold released and confirmed and by these presents Doth grant, bargain, sell, release and confirm unto the said John Landis and to his Heirs and Assigns or the Use of the Minor Children of the said Henry Mohler (the elder) deceased All that certain Plantation and Tract of Land situate in Cocalico township aforesaid Beginning at a Stone Corner thence by Land late of Jacob Hershberger deceased South Forty Four Degrees East One hundred and thirty one Perches to a hickery thence by the same South twenty two Degrees East One hundred and twenty Perches to a hickery thence down Cocalico Creek on the several courses thereof one hundred & thirty Perches to a hickery thence by Land of Jacob Mohler South fifty two Degrees West thirty Perches to a hickery thence North forty Degrees West about twenty five Perches to a post thence by Land of Martin Mohler North Twenty Seven Degrees East Three hundred & twenty Perches to a Stone thence by Land of Adam Bower North Sixty Degrees East Forty Perches to the Place of beginning containing Ninety two acres and the allowance of Six perCent &c Together with all and singular the Houses, Outhouses, Buldings, Barns Stables Gardens Orchards, Improvements Ways, Woods, Waters Watercourses, Rights Liberties, Priviledges, Hereditaments & appurtenances whatsoever thereunto belonging or in any wise appertaining And the Reversions and Remainders Rents, Issues and Profits thereof To have and to hold the said Tract of Land Hereditaments & Premisses hereby granted or mentioned or intended so to be with the appurtenances unto the said John Landis his Heirs and Assigns to the only proper Use and Behoof of the said John Landis his Heirs and assigns for ever Provided always nevertheless that if the said John Mohler his Heirs Executors Administrators or Assigns shall and do well and truly pay or cause to be paid unto the said John Landis his Heirs & Executors Administrators or Assigns, the aforesaid Debt or Sum of Three hundred and Sixty eight Pounds on the Day and Time herein before mentioned and appointed for the Payment thereof according to the Condition of the said recited Obligation without any failure or further delay and without any deduction; defalation or abatement to be made of any thing for or in respect of any Taxes Charges as Assessments whatsoever, that then and from thence forth as well this present Indenture and the Estate hereby whatsoever that then and from thence forth as well this present Indenture and the Estate hereby granted as the said recited Obligation shall cease determine and become absolutely Void to all intents and purposes whatsoever any thing herein before contained to the contrary in any wise not withstanding In Witness whereof the said parties to these presents have hereunto interchangeably Set their Hands and Seals Dated the Day & year first above written Gaunn Mohler
