THIS INDENTURE MADE the twentieth day of December Anno Domini one thousand seven hundred and fifty six BETWEEN Henry Molar of Cocallico Township in the County of Lancaster in the Province of Pennsylvania Yeoman and Elizabeth his wife of the one part and Jacob Molar one of the sons of the said Henry Molar of the other part

WHEREAS the Honble. the Proprietaries of this Province did grant and confirm unto John White late of the City of Philadelphia Merchant and to his Heirs and Assigns

A CERTAIN Tract of Land situate in the County of Lancaster containing one thousand and six hundred and forty seven acres and the usual allowance of six acres P. cent for Roads as by their Certain Patent bearing date the eighth day of August Anno Domini 1734 and now recorded in the Rolls Office for the City and County of Philadelphia in Patent Book A, Vol. 6, page 349 &ca. The 2d day of July 1734 may appear.

AND WHEREAS the said John White by his Certain Indenture bearing date the nineteenth day of November Anno Domini 1736 did grant and confirm unto the above named Henry Molar and to his Heirs and Assigns

A CERTAIN Tract or Parcel of the above mentioned land and premises situate on Cocalico Creek & containing two hundred and forth five acres bounded and described as in said Indenture mentioned Refference to the same and to the above recited Patent being respectively had may more fully and at large appear.

AND WHEREAS the Honble the Proprietaries of said Province did also grant and confirm unto the said Henry Molar and to his Heirs and Assigns A CERTAIN Tract of land situate in Cocallico Township and County aforesaid CONTAINING Fifty five Acres and Allowance of Six P. Cent for Roads &c. as by their certain Patent dated the eighteenth day of April Anno Dom. 1748 and entered the Rolls Office for the City and County of Philada. in Patent Book A. Vol. 13, Page 432 &c. the 30th day of May 1748 may more fully and at large appear by Virtue whereof the said Henry Molar is now rightfully seized of an absolute Estate of Inheritance of in or to the said lands & Premises in Fee simple to him and to his Heirs and Assigns forever.

NOW THIS INDENTURE WITNESSETH That the said Henry Molar and Elizabeth his wife as well for the Love and Natural Affection that they have and allways do bear for their said son Jacob Molar and also for the consideration of twenty shillings lawful money of the Province to them in hand paid before the ensealing and delivery of these presents the Receipt & payment whereof is hereby acknowledged the said Henry Molar and Elizabeth his wife therewith all fully satisfied and paid and the said Jacob Molar his Heirs, Executors, Admrs and every of them thereof acquitted and discharged forever HAVE granted, given, bargained, & sold, aliened, remised, released, enfeoffed, and confirmed and by these presents They and each of them DO give, grant, bargain, sell, alien, remise, release, enfeoff and confirm unto him the said Jacob Molar and to his Heirs and Assigns

ALL THAT AND THOSE TWO SEVERAL PARTS OR PARCELS OF THE ABOVE Mentioned Lands and Premises BOUNDED AND DESCIRBED vizt. the first of the said Tracts BEGINNING at a Black Oak by the aforesaid Creek & extending thence by lands of John Moore & others South forty seven degrees West ninety three perches to a post and South thirty six degrees East sixty one perches to a small Hickery Marked for a corner of the same and Henry Molar Junrs land and thence by the same East by North two hundred and forty three perches to a post in the line of Lands of Jacob Graff and thence by the same North twenty degrees Westerly one hundred and forty eight perches to a Hickery Tree and South fifty two degrees West thirty perches to a hickery tree by said Creek and thence by the same on several coursers one hundred and forty four perches to the Place of BEGINNING. CONTAINING One Hundred and Sixty two Acres and the usual allowance of Six Acres P. Cent.

And the other pice, Parcel Parcel or Part of the above said fifty five Acres BEGINNING at a small chestnut tree at the corner of lands of Henry Molar Junr. and thence by the same North sixty five degrees East twenty five perches to a hickery Grubb and South fifteen degrees East one hundred and four perches and an half to a post and thence by Vacant Lands South seventy four degrees West fifty nine perches to a chestnut and North seven degrees Westerly fifty four perches and an half to a chestnut and North fifteen degrees East fifty four perches to the Place of BEGINNING. CONTAINING Twenty eight Acres and the usual allowance of Six Acres P. Cent &c.

ALL and singular the said described two tracts of land Hereditaments and Premises TOGETHER with all the Houses, buildings, Improvements, Orchards, Gardens, Meadows, Fields, Woods, Waters, Water Courses, Ways Rents, Issues, Profits and Appurtenances and all and singular the Estate or Estates, Right, Title, Interest, Use Liberty, Property, Claim or Demand whatsoever to the same belonging or in any wise appertaining.

TO HAVE AND TO HOLD the said two several Tracts of land Hereditaments and Premises herein given granted bargained sold and made over or mentioned so to be with their and every their Appurtenances to him the said Jacob Molar and to his Heirs and Assigns TO the only proper Use, Benefit and Behoof of him the said Jacob Molar and to his Heirs and Assigns forever

AND the said Henry Moler and Elizabeth his wife Do further grant, promise and agree that they and each of them their Heirs, Executors, Admors, and every of them the said Jacob Molar his Heirs or Assigns in the sure quiet & undisturbed possession of the premises against all manner of persons shall WARRANT and forever Defend by these presents (Excepting and still reserving nevertheless unto the Honble the Proprietaries and their Successor the full Proportionable part of the yearly Quit Rents now due or to become due on the same bargained premises &c.

Be it remembered that on the nineteenth day of July 1757 Before me the subscriber one of the Magistrates for the County of Lancaster aforesaid personally appeared the above named Henry Molar Senr. and Elizabeth his wife and acknowledged the above Instrument to be their Act and Deed & desired the same to be recorded accordingly. The said Elizabeth being first duly examined a part from her said husband signified her approbation and she knew the Contents thereof. IN TESTIMONY WHEREOF I have hereto set my hand and seal.
