Eagle Point Development has evolved over twenty years from an apartment brokerage into an affordable housing consultant and developer operating in the Western United States.  We started working with the Tax Credit program in 1989, and have seen it become a major factor in providing needed and affordable housing in communities nationwide.

We first established a presence on "the web" over two years ago.  Our first effort provided clients and potential clients with information on the Tax Credit program, details on various multifamily financing programs, and some useful links related to our industry.  For 1999, we are doing a major overhaul of the Website. and expanding our offering to include tools that we consider vital to any business that hopes to survive as the personal computer and the Internet play an ever-expanding role in the way things get done.

Our company started using personal computers back in 1982.  The early online services, CompuServe and Dow Jones News Retrieval, provided useful information in a text-based format.  CompuServe offered email, which we found to be both fascinating and powerful.  However, trying to use it as a business communication tool proved to be futile back then.  We watched the growth of CompuServe, and the changes that took place as the computing environment changed from text-based to graphics-based.  Wow, we've come a long way in fifteen plus years, but the changes are now coming more rapidly as the use of the PC and the Internet become more pervasive.

We continue to ask ourselves, where are these changes taking the Real Estate Industry?  The technological advances in personal computers and communications have already transformed the Residential branch of our industry.  The impact on our branch of the industry are not far behind.  Having been a pioneer in the use of PC's in this business, we have decided to expand our services to include computer consulting and offer some products and services tailored to our industry.

The first of these services is Web Hosting.  Anyone can establish a simple "web presence" through their Internet Service Provider.  To make the Internet an effective and useful tool for your business, you either have to make a substantial investment in computer hardware, communications equipment, dedicated or leased phone lines, and programming, or use a web hosting service that will provide these for you.  Our research led us to the premier web host that will provide the most cost-effective solution for our industry, a company named Virtualis.  We have teamed with them to offer web hosting to our industry, and other communication solutions that will keep your business on the cutting edge of this technology.  Take a look at "Web Hosting" on the main menu for more details.

We are also working with a limited number of State Housing Finance Agencies to streamline their Low Income Housing Tax Credit packages.  Over the last several years, we have seen most of the HFA's distribute their LIHTC application packages with some computer-generated forms.  However, many of these are lacking in functionality for you the user, and essentially become a glorified typewriter for filling out a form.  Using the proper software, a tax credit application can become a useful tool for the developer/applicant.  If you have any thoughts on this, please send me an email.  I'd love to get additional feedback from other developers or anyone in the industry.
