areas are scattered throughout the island. For residents on the south end of the
island, the Cross Island Parkway makes the newer shopping centers of Bluffton
just a short drive away.

Are there still opportunities to build a new home on Hilton
Head Island? Yes, you can still find a few opportunities to build custom homes
on building lots in the eleven plantations that make up much of the island's
residential property. The plantations have their own covenants (and restrictions)
responsive to the needs of property owners. Outside these gated areas, among the
numerous single and multi-family residential sections, you'll find a few small,
new housing developments, such as Peregrine Pointe and The Neighborhoods of
OakView, where you can select a new home from builder models. Another opportunity
for brand new housing on the island is new condominium developments such
as Edgewater and The Grandview on Skull Creek and Summerfield on Spanish Wells
Road.

How much can you expect to pay for a new home in Hilton Head?
As a benchmark, lets take an average-sized home. The price for a 2000 sq. ft.
3BR 2BA home with combined family room/kitchen and separate dining and living
room is in the $300,000 range, compared to $200,000 for a comparable home in Bluffton.
